How to get a Guarantor to Rent Real Estate?

2
Guarantor word written on cube wooden blocks. Defocused background.

If you’re thinking about renting a property, you’ve probably come across the term “guarantor” in your searches, right? Perhaps you also know that getting a guarantor is one of the biggest concerns of the tenant, after all, the process can be time consuming and exhausting.

However, do you know what a guarantor is and how the rental of properties using guarantors as collateral works? In today’s post we at Sky Marketing , we’ll explain more about this type of rental guarantee, we’ll give tips on how to get a guarantor and we’ll also show you some alternatives for renting your next property!

Check out!

What is a guarantor and who can be one?

A guarantor is a natural or legal person who secures the tenant’s payment in a property lease. That is, the guarantor guarantees that, if the tenant does not pay the rent for any reason, the landlord will not fail to receive it, as he will assume the debt. As it is the least expensive lease guarantee, it is currently the most used in Brazil.

Most real estate agencies require two guarantors, usually from the same city where the property to be leased is located, and one of them must have assets—preferably, a property.

In the case of individuals, the guarantor’s income is required to be at least three times the monthly rent, plus charges (IPTU and condominium). In the case of legal entities, it is also necessary that the articles of association allow the company to be a guarantor. Furthermore, only partners can sign the lease agreement.

How to get guarantor?

A guarantor takes on a great responsibility when signing a lease, so it is recommended that you be a close and trustworthy person. Remember that the guarantor will also place great trust in you by accepting to be your payment guarantee. At Capital Smart City the developers have made sure to provide a guarantor.

The first option is to consult with the closest family members — parents, uncles and cousins — and then move on to friends or co-workers. You should check who would accept to be your guarantor and check that this person fulfills the above requirements.

It’s a good idea to show the potential guarantor that you will honor your commitments as a tenant, using your fixed income vouchers and other proof of financial stability. The last and least recommended option is to hire a professional guarantor, who will charge high fees to sign the contract and may not be as reliable.

How is the lease process using guarantors?

After choosing the property and agreeing the value with the owner through a reputable real estate agent, you will need to verify that the guarantors meet the aforementioned requirements and that they have the necessary income — three times the rent plus charges.

Then, you must present all the documentation of the parties, making a file that contains your documents, those of those who will live with you, and the documents of all the guarantors.

The so-called registration forms – which contain all the data of those who will sign the contract – will be analyzed to assess the financial health of those involved (it is verified that there are no lawsuits or debts, for example) and a response will be given to the proponents in a few days Useful.

If everything is fine, the contract can be signed and a date will be set for handing over the keys. If any form is not approved, don’t worry, you can present new documents or even new guarantors to guarantee the business.

What documents are required?

The documents required from individual guarantors are listed below. Remember that, in the case of married guarantors, the spouse must also sign the contract and present the same documents. Are they:

  • RG or CPF;
  • proof of address;
  • last income tax return;
  • proof of income (which proves to be more than three times the rent and charges);
  • proof of marital status (birth, marriage, separation certificates).

The guarantor who owns the property must also present a copy of its updated registration number. The documents required from the legal entity are:

  • CNPJ, State Registration;
  • articles of incorporation and last amendment (must allow the company to be guarantor);
  • proof of residence;
  • identity document and proof of residence of the partners;
  • last income tax return;
  • last balance;
  • two last trial balances;
  • proof of goods (real estate or vehicles), if any.

What are the alternatives for those who do not have a guarantor?

If you cannot get a guarantor, there are other guarantees for renting the desired property. See what they are:

Surety bond

Currently, this is the second most used guarantee in Brazil, thanks to the ease of hiring, the advantages for the owner and the value — lower than the options we will mention below. The surety bond works like a guarantor, but an insurance company is responsible for the tenant’s debt.

Usually, the annual amount charged is one or two times the rent, but most insurers offer installments and other benefits — such as free residential assistance. You’ll find this option less expensive than the others, but it’s important to remember that nothing will be returned at the end of the contract.

Capitalization title

Capitalization bonds also work as insurance and, despite being more expensive than surety bonds, the money can be recovered at the end of the lease. The value of the deposit (or guarantee) must be negotiated directly with the owner and is normally between 6 and 12 rentals.

As the amount must be paid in cash, this becomes the least used alternative by tenants. Still, there are advantages: the ease of hiring (no proof of income required), free residential assistance, the drawing of prizes in cash made by some insurance companies and the fact that the amount is returned with correction at the end of the contract.

Security deposit

Finally, a simple way to guarantee the rent is to make a security deposit, paying the owner the equivalent of three rents at the beginning of the contract. This way, you will cover some risks and, if everything goes well until the end of the lease, you will receive the value back and Blue World City Islamabad makes sure that everything is in order.

What happens if you default?

If something happens and you are unable to honor the commitment made in the rental contract, the owner will resort to the chosen guarantee. If you have guarantors, they can be called by the owner after 10 days of delay in payment to settle the amount immediately.

It is important to remember that the guarantors will assume the tenant’s debt. If they also fail to honor her, her assets may even be pledged.

For surety bond, the insurer can be called when there is a default of more than two months. After paying off the debt, she will contact the tenant to make the settlement, and may take him to court if payment is not made.

In capitalization bonds, the owner may request the redemption of the amount after two months of default. Then, you can go to court if you do not reach an agreement with the tenant, filing an eviction action.

As you can see, guarantors are the most interesting way to secure a lease, as they don’t require upfront investment and don’t generate a lot of bureaucracy for the parties involved. However, as we said, there must be mutual trust between tenants and guarantors, as this commitment is a responsibility.

Spin Selling and other Sales Techniques for a Versatile Broker

0
Successful and concentrated trader in formalwear looking at monitor, analyzing global bitcoin price on network diagram, working in office

Increasing sales can be a big challenge in any industry. Therefore, some brokers use innovative sales techniques to achieve success and keep up with new consumption habits.

The buyer is increasingly demanding, and the old sales model is no longer suitable for closing a good deal in the real estate market.

One of these sales techniques is spin selling, internationally recognized for its efficiency in leveraging the most complex sales. How does this technique work? If you don’t know it and are looking for answers, follow this post and get the best tips to become a versatile broker, we at sky marketing islamabad are here to help!

What is the spin selling technique?

The technique was developed by Neil Rackham in the 1980s, after a series of researches that sought to know how to increase the effectiveness of more elaborate negotiations. Spin selling goes beyond the plastered model of open and closed questions between client and broker. And the sales team at Blue World City has been using this technique to sell as much as possible.

It is necessary to consider the changes in the buying and selling scenario. Developing and nurturing a good relationship with the customer is essential to offer the best shopping experience. Nowadays, it is necessary to add value, show the customer the advantages of closing the deal and the solutions that your product offers.

Spin selling appears to fill this gap, by customizing the offer. In other words, it is necessary to know the customer and understand their real needs, with the feeling for the process to be completely natural. A broker who “pushes” the sale without caring about the customer has no more space in the market.

The technique is based on 4 steps that are related. They are: situation, problem, implication and need compensation (in English, the names of the steps form the acronym SPIN). Let’s talk about each of them:

Situation(S)

The situation is a probing step. It is here that the broker can absorb the greatest amount of information about the client in order to understand their moment in life.

For example: in which neighborhood does he live? What motivates you to get out of there? How is his apartment? Does he look for ease of transport? How is the family routine? What are your leisure options?

This gathering of information helps the broker investigate the client’s financial and psychological situation—key points to understand before making an offer. Without this knowledge, the broker can offer properties that are out of reality and out of the client’s desires, which would be a great deal of wasted time.

Problem (P)

Problems can arise in any type of negotiation, so you must be careful so that surprises do not spoil or delay the process. Being prepared for problems avoids conflicts in your sale.

Some questions serve as an example: do you need a bigger apartment? Is   current funding too high? Are you dissatisfied with the neighborhood? Is the location too far from the children’s work or school? Looking for a more or less commercial neighborhood? The answers serve as a guide for the broker to offer the ideal property.

Implication (I)

The implications are the consequences of the issues that were raised earlier. It is through them that the client becomes aware of the extent and inconvenience that the problems cause in his life — and, obviously, he has the desire to get rid of these setbacks.

The solution (that is, the choice of the property to be offered) starts to be thought out and developed from there, but it should not be presented yet. Concentrate a lot on this phase, as it will give you mastery of the situation.

Need Compensation (N)

Up to this point, the broker must not have shown any property, everything is in the survey phase — which must be done carefully so that the correct indication happens at the right time. That’s what will make the offer as personalized as possible, generating the feeling that the solution was really thought out and saved for him. The customer feels special and valued that way.

At this stage, it’s time to know what he’s really looking for: what is his dream property? What could satisfy all your needs? What does he think is important about an apartment: number of parking spaces, security, space for children, proximity to work or leisure areas?

None of the steps are magical solutions or need to be followed in that exact order. What the broker needs is to listen and ask questions carefully, so that the client feels welcomed and well attended, developing more confidence in the business.

Technical assistance for the success of brokers

The technique makes the client see the broker beyond a simple salesperson who is investigating his life with a bunch of questions. With the proper posture, the broker is seen as someone who is not just looking to reach a goal for the month, but someone who cares about the client’s well-being.

Also, when the negotiation is not cold and distant, the client is attracted by the levels of empathy provoked by the broker.

How to measure results

The technique can transform prospects into opportunities, but how to measure these results? A great way is with the help of customer satisfaction surveys. You can consult it in the after-sales service about the service, trying to find out if something displeased you and how you can correct the errors (if any).
This research can also be done through forms on your website or via email. Find out if the customer would recommend your services. The result can be measured using the NPS (Net Promoter Score) technique.

“From 0 to 10, what are the chances of you referring our company to your friends”. From 0 to 6 the client is considered a detractor, 7 or 8 he is neutral, and 9 or 10 he is a promoter. From there, it is possible to establish strategies to neutralize dissatisfied customers.

3 other sales techniques you can use to become a versatile broker

To help you sell with more quality, we’ve listed some extra tips to put into practice on a daily basis:

1. Don’t be pushy

There is a fine line between sticking with the sale and insisting on it. Trying to get the customer to accept your proposal even if it looks perfect to him will only make you a boring broker. This posture hardly works in making sales.

2. Be organized

Before closing the deal, avoid bureaucracy for the customer and get everything prepared. Copies of necessary documents, collection of signatures, verification of the legality of the property: everything can be facilitated by you. Taking the commission and letting the customer worry about the rest is not indicated.

3. Always be informed

The more you learn, the better professional you can be. Staying well informed is a competitive advantage. Read books in the field and watch movies and series about negotiations, as they can provide inspiring content.

With using the SPIN technique, the sales team at capital smart city Islamabad has been able to sell a number of plots. As we have seen, it is with excellent sales techniques such as spin selling that business can take off. These are the right questions that will lead you to success!

Broker: Learn How to Handle Sales Objections

0
Serious business man working on documents looking concentrated

Have you ever imagined how good it would be if everything in life went the way we planned? However, in reality, anyone with a modicum of common sense knows how much daily life is full of big and small obstacles, which must be constantly overcome.

This also occurs in the professional activity of the realtor, who must always be prepared to know how to deal with objections in sales. Well, it’s great when the broker is faced with the perfect client, who knows how to express himself clearly. It’s even better when he has at hand the most suitable property for that client.

However, as most of the time things don’t happen that way, you need to know how to act. Check out what you can do to deal with objections in this post by Sky Marketing.

Anticipate sales objections

There is an interesting process a realtor can follow in preparing a deal that will make it much easier for him to understand how sales objections can arise, allowing him to avoid the most obvious ones. To this process it is possible to associate four letters, which form the word SPIN — yes, it is the same as SPIN Selling.

Each letter refers to one of the aspects that must be worked out in the first interview with the client, which are: the situation, the problem, the implication and the need and by using this technique the sales team at nova islamabad has been able to sell the most. Let’s look at each of them and the objections they can raise.

Situation

At this point, it is important for the broker to understand exactly what the client’s financial situation is and also those that are related to his personal tastes and needs. Thus, it is possible to avoid objections arising from a given situation.

For example, if a client doesn’t like heights, it’s very possible that the realtor will encounter a serious objection if he presents him with an apartment on the 20th floor of the building.

Problem

Another point that should be noted are the customer’s dissatisfaction and the problems he wants to solve. For example, someone might want to move out of a property because the neighborhood they live in is too noisy.

If the realtor presents the person with another property in a noisy location, it creates an opportunity for an objection.

Implications

The implications concern the consequences that a problem can bring. For example, the customer who has problems with noise may have developed insomnia. Thus, the ideal is for the realtor to offer him a property that is very quiet and does not include any aspect that could negatively influence the person’s sleep — as would a property next to a large luminous sign.

Needs

The last aspect to be considered is the assessment of the customer’s needs, which brings together all those previous issues that may cause objections.

That is, the realtor who is serving a person who does not like to live on high, who has problems with noise and who suffers from insomnia and who presents him with an apartment on the 20th floor of the building, next to a football stadium and a An extremely bright place will not only encounter objections, but will likely lose the customer.

Consider the main objections

In addition to those more obvious obstacles, which arise when faced with a property that is completely inadequate for what it needs, each type of client may also develop other objections.

The main ones are related to price, quality, competition and lack of service to what he wants from the property.

Price

Eventually, a property can be in accordance with the client’s financial conditions. However, it may also be beyond spending disposition at that time, which can become an objection.

Quality

Usually, the client evaluates the quality of the materials and the layout of the property. If not, it is not consistent with what he wants or if he does not consider it compatible with the price of the property, it is possible that he will present an objection.

Competition

The broker must keep in mind that no one actually has a customer until he closes the deal. Before that, every customer belongs to the market.

Therefore, it is necessary to be aware of competitive offers, considering the cost and benefit issues that the customer usually assesses.

Right property

It is possible for a property to have all the characteristics that the client presented at the beginning. However, even so, some unforeseen resistance may arise, which makes it not the perfect property. For example, one of the rooms might be smaller than he would like, which should be seen as a major objection.

Bypassing objections

More concrete objections, such as those that the SPIN process is able to identify, should be avoided. However, there are others that are less consistent that can be worked around.

For example, a person who shows clear signs of liking a property may object to the price. In situations like this, the broker can highlight the opportunity that the client has to buy a property that he/she likes and that has a higher market value. At the same time, it is possible to refer to the fact that the customer’s taste is high, which, naturally, makes the properties that please him more expensive.

In other words, in situations of objection it is interesting to trigger certain mental triggers that everyone has. Mainly those related to vanities, sense of opportunity, personal tastes and other criteria that, even unconsciously, are considered in the purchase process.

At this point, it is noteworthy that some objections are not as serious and resolve themselves, over time, without requiring the broker to interfere in the solution. The smaller room, for example, may not be as relevant as the customer wanted to make it appear!

Don’t confront the customer

The broker who confronts the customer, acting rudely or contemptuously, takes a step that can be decisive in transforming a simple objection into an insurmountable obstacle to the continuity of the service. In fact, disagreement can arise at certain times. However, only when it is really necessary and as long as it is presented with great subtlety and skill.

For example, if the client says that a particular property does not have the real value it has, it is possible to disagree with him presenting consistent market arguments that are unquestionable. So, without confronting him with harsh words or dismissive gestures, it is possible to resolve a situation with ease.

Focus on sales

Finally, it is important to note that some brokers become anxious when faced with an objection and value it more than necessary. With this, they lose focus on the sale and keep insisting on solving something that could be easily circumvented or left for time to resolve.

Do not do this. Remember that your goal is to meet your customer’s need and thus close the sale. And by following this rule, the sales team at park view have been able to make a ton of sales in the past few months.

If you still have any questions about a sale objection or would like to give your opinion on the matter, please leave your comment below. We really want to know what you’re thinking and we’re delighted to be able to help!
